If you’ve driven down East Lincoln Way or ventured down Harbor Cove Drive to grab a drink by Lighthouse Coffee in the last two years, then you’ve probably noticed a lot of development going on.
Over on 325 Harbor Cove, LandCap Investment Partners is still in the process of building out its new Sparks Marina Waterfront apartment complex and marina “Town Centre”. Coining it the “Marina District”, tenants in the 25,000-sq.-ft. Town Centre include Lighthouse Coffee and Edward Jones at one end of the building, LandCap’s regional office, and the 13,000-sq.-ft. Sparks Water Bar owned by the Tahoe Restaurant Group at the other end. There is roughly 4,000 square feet of space remaining and available for lease.
Next door to the Town Centre, LandCap is finishing construction of 209 one and two-bedroom luxury apartments called the Waterfront at the Sparks Marina. The 5-story building will offer residents upscale amenities including a swimming pool, gym, pet grooming shop, covered parking structure, and penthouse condos. The first 100 units will be available to lease beginning March 1 with the remaining to become available in early June. LandCap also owns 2.5 acres close to the two buildings over by the canal; they plan on building a multi-level 35 luxury condo development in coming years.
In August of last year, Oakmont Properties broke ground on a 6,500-sq.-ft. apartment complex on 550 Marina Gateway Drive. Called Azure, the 308 one, two, and three-bedroom living spaces will include a coffee bar, wellness studio, and more for residents and their guests. Part of the Azure complex is set to open this autumn.
Also on Marina Gateway Drive, 280 apartments just opened last July in the Lyfe at the Marina complex (located on 675 Marina Gateway Drive). The one, two, and three-bedroom apartments provide its tenants access to a 24-hour gym, resort-style swimming pool, fire pit, bocce ball, BBQ grills, and more. Finally, the Residence Inn by Marriott on 300 Legends Bay Drive close to The Outlets at Legends just celebrated its grand opening last week. As you can see, there will be plenty of places to live and play close to the Sparks Marina this year, especially on that eastern end of the lake.

Unfortunate to see all the build outs. It’s like putting people in mouse holes.
The city is not seeing anything but money building out all these multi family residents and housing developments without looking at the road infrastructure and how it can be supported by jobs. Very sad to see the area go this way. Along with this goes crime which is on the rise everybody on the council is very short sighted and money hungry. They don’t really care about the local people or quality of life.
