Last Monday, the Sparks Redevelopment Agency hosted a public hearing following its regular city council meeting to discuss the boundary line adjustment for parcels in front of the Victorian Square movie theater.
The agency currently owns two parcels along the Avenue of the Oaks that are currently undeveloped. As new apartment buildings are being constructed downtown including The Bridges and Fountainhouse, the Agency requested that the Sparks City Council consider a boundary line adjustment for what is known as Parcel M situated between the Agency’s parcels.
This boundary line change will allow for the construction of Phase 2 of the Fountainhouse project administered by SWD-Quarry FVS, LLC. Under NRS 279.432 the City is allowed to dedicate, sell, or lease any of its property to a redevelopment agency. A BLA document shared in the meeting outlines the parcel areas that are required for Fountainhouse’s building footprint, electrical and water services. The transfer of the two areas does not impact the city-owned parcel situated in the middle.
No one spoke in its public hearing and the city council unanimously approved the boundary line adjustment.
Fountainhouse broke ground on its 236-unit luxury apartment and townhouse complex in summer 2015. It recently opened the doors to its clubhouse for leasing and move-in. Fountainhouse already has 1-bedroom apartments and 2-bedroom townhouses available for immediate move-in and the Fountainhouse is also offering short-term corporate units.
Community amenities of the Fountainhouse include the clubhouse with a chimed clock tower, resident business center, WiFi, big screen TV, and coffee bar along with a swimming pool and 24/7 fitness center. A 24-hour closed circuit surveillance system at all entries and common areas helps to keep the complex secure as well as an on-site management company.
With direct access off of I-80, Fountainhouse is across the street from the bus station, a 14-plex movie theater (currently under renovation), Nugget Casino Resort, and various restaurants in Victorian Square. Silverwing Development, the makers of Fountainhouse, will also be building 8,184 square feet of new retail and commercial space.
